Booking Terms & Conditions


Guest’ The person making the Booking and the members of your Guest List who will be staying at the Property during the Booking.

Us’, ‘The Owners’ Jessamy Elmhirst, the owners and proprietors of the Property, gardens and grounds.

'Booking' means your request to stay at the Property once it has been confirmed by us.

Security Deposit' the pre-authorisation taken on your credit card to cover any damage to the Property or loss of contents or keys and excessive or incorrect use of facilities.

'Check-in time' the date and time when the Property will be made available to you.

'Check-out time' the date and time when the Property should be vacated by you as set out in the Booking.

‘Guest List' the list of people including you who will share the Property.

'Property' the accommodation specified in your Booking.

 

ALL BOOKINGS ARE SUBJECT TO THE FOLLOWING TERMS & CONDITIONS:

 

The Booking.

  1. A contract between you and us will come into existence when a deposit payment is received and a booking confirmation is issued showing the confirmed holiday dates.
  2. The contract binds you and any other person accompanying you on your holiday. It is your responsibility to ensure that all guests accept the terms of the contract set out in these terms and conditions of booking.
  3. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking. You are responsible for ensuring the details you provide on the booking form you submit to us are correct.
  4. Only those guests listed on the booking form can occupy the property overnight. We are happy for you to have other guests during the day, but this needs to be agreed with us in advance. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
  5. Bookings cannot be accepted from persons under twenty-one years of age. All guests included on the booking must be 21 or over.
  6. We reserve the right to refuse a booking without giving any reason.
  7. The guests may in no circumstance re-let or sublet the Property, even free of charge.
  8. We only permit the Property to be used for domestic and private use. If you do wish to use the Property for a commercial purpose, please contact us before booking.
  9. We are not responsible for the loss of any personal belongings or valuables of the guest.
  10. We reserve the right to terminate a Booking without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) impairs the enjoyment, comfort or health of others.


The Property.

  1.  Check-in time is 1600hrs on the day of arrival and Check-out time is 1000hrs on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests. It may be possible to arrive earlier/leave later for some Bookings, please see the extras page to arrange this.
  2. The Owners shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the Property or grounds.
  3. No compensation will be given for any temporary outage of electricity, water, internet connection or television service.  We are in a rural area and this can happen.  We will assist as best we can to overcome these difficulties should they occur.
  4. Where broadband is provided, there is no guarantee of a minimum speed, unrestricted bandwidth, or uninterrupted provision. We cannot be held liable for any failure in the broadband access.
  5. You will not be permitted to have access to the Property if there is any sum (whether Security Deposit or otherwise) outstanding at the Check-in time.
  6. We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes, we will give the Guest advance notification if this needs to happen.
  7. Vaping or smoking anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by smoking will be at the Guests expense.
  8. This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would their own home.
  9. Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. 
  10. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.
  11. Please respect the local community and try to keep noise levels to a minimum, especially between 11 pm and 8 am.
  12. Bed linen and bath towels are provided.  Please bring your own beach towels or these may be hired from us. 


          Booking Payments.

          1. A deposit of 25% of the holiday cost is payable at the time of booking.
          2. The balance must be paid no later than 8 weeks (56 days) before the commencement of your holiday.
          3. If the balance is not received by the due date, then your holiday will be treated as a cancellation.
          4. Bookings made less than 8 weeks (56 days) before your arrival date must be paid in full.
          5. Payment may be made by debit card, credit card, or bank transfer. Any bank or transfer charges shall be borne by you. Bank details are available on request.


          Security Deposit.

          1. In making a booking you accept responsibility for any theft, breakage or damage caused by you, dogs or any member of your Guest list and agree to indemnify us in full for any loss that we may incur as a result.
          2. A pre-authorised credit card security deposit of £200 is required and will be requested one week prior to the start of your Booking.
          3. The security deposit will be returned within 3-5 days of the end of your Booking, less any cost of damage/breakages.
          4. If the reasonable cost of repairing any loss or damage to the Property or contents exceeds the Security Deposit, we will invoice you and charge your credit or debit card (where provided.)


          Cancellations.

          1. All cancellations must be notified in writing via email.
          2. If you cancel your Booking more than 8 weeks (56 days) before it is due to start, then your deposit will be returned to you in full.
          3. If you cancel 8 weeks (56 days) or less, before the Booking starts, an administration fee of £30 will be retained by us and any further monies paid will be returned to you.
          4. We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
          5. We, the owners, may have to cancel your Booking prior to the Check-in time due to an event outside our control (such as fire, flood, failure of utilities or legislation.) If this were to happen, we would inform you immediately and you would be entitled to a full refund. 
          6. Our liability for cancellations will be limited to payments made to us.


          COVID-19 CANCELLATION TERMS

          1. If any booking needs to be cancelled, by either us or you, due to the UK or Welsh Government bringing in travel restrictions due to Covid-19, which subsequently means the guest is unable to travel or the accommodation cannot be booked, the guest will be entitled to a full refund.


          Pet Specific Terms & Conditions.

          1. If you wish to holiday with a pet other than a dog, please contact us before booking.
          2. Dogs are not permitted in the bedroom at any time.  If you wish to have your dog on the sofa/chair with you please use the throws provided to protect our furniture.
          3. Dogs must not be left alone or unsupervised at the Property at any time during your stay.
          4. You are responsible for any damage caused by your dog, whether inside or outside the property.
          5. For the safety and comfort of your dogs we request that owners exercise due diligence at all times, especially as the properties are located near livestock. All dogs must be kept under control around the grounds at all times. We cannot accept responsibility for the safety of your dog.
          6. You are required to bring your own dog provisions, including bedding.
          7. Pets should be cleaned and fully dried off before entering the property after being outside.
          8. In the interests of hygiene, health and safety and out of consideration for others it is important that you clean-up after your pet and dispose of any mess in a sanitary and responsible manner.


          How we use your Personal Information.

          1. We will only use your personal information as set out in our Privacy Policy.
          2. We will only provide our marketing to you where you have notified us that you wish to receive our marketing.


          General.

          1. You acknowledge that we may enforce any and all of these terms and conditions against you.
          2. Except for you and us, no other person shall have any rights to enforce any of its terms.
          3. These terms shall be governed by and construed in accordance with English law and the courts of England & Wales shall have exclusive jurisdiction. 
          4. Any problem or complaint which the guest may have concerning their holiday must be immediately reported directly to us and we will endeavour to put matters right. Any complaints not reported to us at the time and only reported after the client has returned from holiday will not necessarily be considered by the owners.
          5. You appreciate that, while we keep our illustrations, photographs, and other imagery as up to date as possible, they are only illustrative and are subject to change.
          6. We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
